By editing the search process we conserve their most precious asset – time. Often discretion and independence are equally important and unlike others we do not have the conflicts arising from links to specific selling agencies.

Advisory

The purchase process can be daunting and confusing especially if buyers are resident overseas. We can help you to navigate any complexities and to be at your side in all aspects of the acquisition so that you have a trusted advisor that is looking after your best interests. Not only will we advise on what you should acquire we will be bold enough to advise against buying a property at the expense of our fees if we consider it not to be in your interest. Our role is one of building long term relationships not just dealing in short term transactions. 

There are often so many moving parts to executing the purchase, our experience of having conducted the process so many times with many different structures and in many different circumstances means that there a few situations if any that we have not seen before. This allows us to advise on all aspects – when to negotiate and how to negotiate the best price and how best to be positioned to secure the property in a competitive market. Pre-Selection

We will identify on and off market properties that may be suitable and discuss with you the ones to shortlist so that your time is used most efficiently on only those you wish to view.

Shortlisting

We will vet all the shortlisted properties so that you have the full information to make an informed decision before your viewing. We will preview these properties in advance and accompany you on your viewings of the shortlisted properties.

Negotiation

We will be on hand to help you to negotiate the best price possible and the terms of the transaction by reference to your personal needs, the rarity of the property and the prevalent market parameters 

Completion

We will help you to manage all legal enquiries on the conveyancing to ensure the process is as smooth as possible.

Case Studies

Holland Park

Having lived in a Kensington townhouse for a number of years, a high net worth UK couple had been looking for more lateral space for over five years. We were able to identify and source an exceptional off-market property designed and built by one of London’s most prominent developers. The property was over 5,000 sq ft on predominantly two floors. We helped to negotiate the sale of their existing home, sourced mortgage finance with a private bank and successfully completed the purchase of their new home.

Knightsbridge

A South African bachelor wanted to secure a prime central London investment. We sourced a fabulous apartment on one of the most prestigious garden squares and helped secure the property with the selling agent. The property was upgraded with our interior design help and recommended contractor and has since become an incredibly successful investment for the owner.

South Kensington

A local resident had been renting but wanted the prized direct access to the communal gardens in this particularly verdant South Kensington enclave. Through our network we were able to identify a project that was about to be developed and ensured the client was able to secure it before anybody else had a chance to view. Having negotiated with the vendor on behalf of our client the purchaser was able to have some of his designs incorporated before taking possession.
