Case Studies
Residential: Notting Hill
Equity Release £7m
A high net worth banker saw the opportunity to add value to the family home though did not immediately have the resources to build a basement and extend his home. We advised him to release equity in his £10m home by re-mortgaging with a private bank, placing some AUM as a condition of the loan but releasing enough to allow him to complete the project. Through our relationships we were able to introduce the client to valuers that supported the bank loan at a higher loan-to-value. The client was able to finish the project and increased the value to £15m concluding with a successful sale.
Residential: Holland Park
Residential Mortgage £9m
Having lived in a Kensington townhouse for a number of years a high net worth UK couple had been looking for more lateral space for over five years. We were able to identify and source an exceptional off market property designed and built by one of London’s most prominent developers. The property was over 5,000 sq ft on predominantly two floors. We helped to negotiate the sale of their existing home, sourced mortgage finance with a private bank and successfully completed the purchase of their new home. In the process they were able to release £3m of liquidity to support their business interests.

Residential Portfolio £6.5m
An overseas national with a successful international oil & gas business was looking to re-finance a portfolio of residential properties with a mixture of ownership structures – some in personal name, some in corporate structures and others held in Trust. We presented the case to a bank that understood the complexity of these structures and was able to look through the client’s limited UK income to his international business. We successfully completed the full due diligence on the client and ensured the properties remained in the portfolio.
Commercial Mixed Use: Kensington
Development Funding £24m
A prominent overseas family with substantial international property holdings sought commercial development finance to complete a large mixed use scheme encompassing ground floor retail, gym, office space above and residential on the upper floors with a GDV of £45m. At a time when the prime market was in upheaval and many lenders had exited London, the commercial market, development finance or mixed use buildings we were able to source a package by presenting the case to an international bank. We achieved a funding package that was market leading at 4% when the average development funding was between 7–10% at the time. A phenomenal result for the client.
Residential Mixed Use: Mayfair
Refinance £80m
A super prime developer had completed the construction and fit out of a five-star super prime condominium scheme. Having re-paid the construction loan, the developer was looking to extract liquidity from the now unencumbered completed assets. We were able to source a market leading rate at an exceptional Loan to Value while navigating difficulties in underwriting. This was an incredibly challenging exercise especially due to the high value nature of the properties with very few comparables. The successful raise allowed the developer holding power and a war chest for the next deal.
Commercial Hotel Finance: Bayswater
Refinance for Expansion £10m
A hotel operator was looking to refinance an existing competitive loan in order to release cash to pay for a refurbishment programme and the addition of a number of rooms at his Central London hotel. The hotel had been closed due to Covid-19 making it difficult to prove financial performance and most lenders had retreated from the hotel sector. We were able to source innovative lending that not only reduced the existing interest cost but increased the overall loan size to £10m releasing £3m to pay for the refurbishment and expansion.
